Policies

• A reservation is confirmed when paid in full for stays of one to two nights, or 50% of the total for three nights or more.  At the time of booking payment may be made by: personal check, cash, traveler's checks or a major credit card.  The deposit will be forfeited and the full daily rate will be charged for a guaranteed reservation in case of:  failure to arrive, arriving after the reserved date, or departing early if the suite is not re-rented.

• The guaranteed reservation deposit is refundable if notice of cancellation is received at least 10 days before your scheduled arrival day, less an administrative fee of $25.00 plus tax.  For reservations cancelled or reduced fewer than 10 days before the scheduled arrival, your deposit will be refunded provided we can re-rent all the originally reserved nights, less an administrative fee of $25.00 plus tax. 
• Reservations for a holiday period or three suites, require a 21 day cancellation notice.

•  A check or credit card is required to hold a reservation. (Cash and/or checks preferred.)
• Master Card, Visa, Discover, and Amex are gladly accepted for a nominal fee.
• Added charge for each additional person in the suite or extra bed ($20 to $50).
• Two night minimum stay, some single nights available, surcharge for one night, please call.
• PA sales tax of 6% / Chester County Room tax 1.86%
• Long term rates available (minimum 2 week stay) with full breakfast or self-catering.  Please call.

• Longwood Bed & Breakfast Inn is a non-smoking (also no candles) inn.  If a guest smokes in a suite there will be a remedial cleaning charge of at least $175.00, in addition if the odor remains there may be an additional night's charge for the suite. 
• Any damage done (other than normal wear) will be the responsibility of the guest (e.g. wet towels on furniture/bedding, nail polish spillage, or red wine stains).
• Longwood Bed & Breakfast Inn is a pet free environment.
• We welcome well-behaved children over the age of 15.

• Check in is between 4pm and 9pm.  If late arrival: please call in advance so arrangements can be made for your check-in.
• Check out is by 11am.

• If there are special dietary needs in your party, please let us know at least three days in advance so we can accommodate your needs.

• Longwood Bed & Breakfast Inn is not, at this time, wheel chair accessible.
